Great Neighborhood of the Month: Poway

Located in San Diego’s North County, Poway is 40 square miles of gorgeous, upscale coastal city. You really cannot find better real estate anywhere in town.

We’re featuring Poway this month here at ProWest Properties. Why? Because we’ve seen its value climb and families flock to new and old communities in this SoCal haven consistently for years. If you haven’t taken the time to check it out, it’s really having a moment.

Poway’s population currently hovers around 50,000 people. Median age is 40, median income is just under $100k, and the median home price sits around $735,000. In less than thirty minutes, a commuter can arrive in downtown San Diego. It is also minutes from the county’s biggest freeways. Despite all of this, Poway maintains an active small-town feel.

Reasons to Relocate to Poway, California

Families with young children always return to the same major selling point for Poway: its school system. Poway Unified School District operates 12 schools in the county and two dozen more in other communities. In 2018, four out of five of its high schools made the top 1,000 list nationwide (compiled by U.S. News & World Report.)

The business hubs of Vista and Carlsbad are both easy drives, although rush hour gridlock is a problem as it is throughout San Diego. New tech and biotech companies, along with the Google and Apple campuses coming to Del Mar and Sorrento Valley, are also a relatively short commute.

Spots to Check Out in Poway, California

Lake Poway: The lake is a well-kept secret, and for good reason. Locals come out here to fish and go boating. Picnic spots can be found all around the lake, and there is a lovely playground for children. The Tony Gwynn memorial commemorates a great San Diego sports hero.

Potato Chip Rock: While at Lake Poway, slip on your hiking boots and take the Mt. Woodson trail up to Potato Chip Rock. This is not a hike for beginners due to the length and the number of uphill spans. We’re talking 3 to 4 hours of walking, with a total of 7.5 miles in distance. It’s worth the view at the end, however, and the great photo opportunities. Bring lots of water and leave early. This area becomes dangerously hot and crowded in the summer months.

Old Poway Park: Take the kids to Old Poway Park for a ride aboard the Poway Midland Railroad. This scenic little spot hidden in the city is lovely every day of the week, but we are big fans of both the Saturday Farmers Market and the seasonal Boardwalk Craft Market, both held here. Plan your visit here.

Poway is an urban city with a true suburban feel. With great schools, safety ratings, and gorgeous homes, it is a no-brainer for a prospective home buyer. Use our free listing service alert system to set an alert for Poway homes as soon as they go on sale!
